The proposal is for a small residential development to enhance the character and appearance of the locality and protect the residential amenity for the existing residents to a greater extent than the current consented scheme allows.
The plans would provide a contemporary, high quality building designed to be sympathetic to the neighbouring development with a total of eleven high quality luxury apartments provided in one apartment building facing onto the Promenade. These would offer a mix of ten x 3-bed apartments and one x 2-bed apartment. Primary living room accommodation and external balconies would benefit from stunning views North over the Forth and East down the Promenade. All properties would benefit from balcony, terrace or south facing gardens, and the plans would provide an active frontage onto the Promenade, as per the existing apartments.
A second detached building is also proposed to the rear of the site, which will comprise two x 3-bedroom townhouses arranged over three floors with integral car and cycle parking. These have been designed to respect the existing listed Kilns by reflecting their ‘stand-alone’ siting in a contemporary manner.
